All-Tech performs each inspection according to the standard operating practice of the International Association
of Certified Home Inspectors. We start at the driveway and sidwalks and work our way around the structure which include: foundation,
wall structure, columns, and grading conditon. the Exterior components inspected are: wall cladding, site drainage, windows
and doors, porches patios and decks, driveway and sidewalks. From there we move to the roof if conditions allow and items
reviewed are: roof covering, roof decking, roof drainage, gutters and downspouts, flashings, and roof penetrations. Interior
items include: walls and ceilings, doors and hardware, Plumbing items reviewed are:water supply, distribution, drain pipes,
vent pipes, water heater, material types and functional flow as well as available drains at fixtures. Electrical items include:
Amperage of home, Wire type, service type, location and condition of panels, presence of aluminum wiring, and branch circuit
wiring system. HVAC items are as follows: Energy source, Heating type, distribution, cooling type, Insulation and vapor retarders
in unfinished spaces.
The inspector will report on items in need of significant repair or replacement,if
not obvious, and reason the component is defective. The Inspector will direct the client as to what action
and whom to consult but not the repair method(this is left to the contractor of the specific trade needed).
